How do we call in a claim?
We have three easy ways to initiate a housing request:

How does your service work?
We provide temporary housing for the insurance industry, with placement in most areas in as little as 24 to 48 hours from your first phone call. We place your policyholders as close to their permanent residence as possible. We review all lease paperwork prior to the policyholder move-in. We address all of your policyholders’ concerns with the temporary unit ... from move in to move out.

Are you affiliated with any corporate housing companies, hotels or property management groups?
No, we are a private locating service. We do not own any properties. We have relationships with properties from apartment communities to real estate companies all over the country so we are able to negotiate fair prices. Our objectivity allows us to keep you as close to your home as possible.

What is your shortest lease term?
Thirty days depending on the area and availability. We can arrange hotel stays for shorter durations. Our goal is always to move your policyholder into temporary furnished housing as soon as possible.

What are your prices?
Prices vary depending on area, type of unit and length of stay. Our monthly prices include rent and/or all appliances, housewares, and furnishings (and can include utilities, if you’d like). Click here to contact us for a free quote.

How long a notice is required?
Vacate Notices: Most apartment communities and landlords require a 30-60 day notice to vacate. We negotiate for 30 day notices whenever possible; however, sometimes a 60 day notice is required.
Extension Notices: If your policyholder’s permanent residence isn’t ready and they need to extend their lease, we need a 30 or 60 day extension notice depending on their lease. Extensions are negotiated up front so there will be no surprises.
To avoid paying extra rent because proper notice was not given, we call your policyholder in advance of all notice requirements. This is also in the case of extensions. Proper notice is required so that your policyholder will not have to move to another unit. This will allow for a smooth transition from their temporary housing back to their permanent housing. If we can not get in touch with the policyholder in a reasonable amount of time, we inform the adjuster immediately.

Can you extend after notice has been given?
Sometimes. This depends greatly on whether or not their unit has been re-rented and is still available. If we can extend, then we can do so without the 30 day notice.

Does the company have to sign a lease agreement?
Absolutely not. Our agreements are handled directly with the policyholder. However, we ask the adjuster to review a housing authorization form that confirms the lease term and amount of money available for this portion of the claim. We have a no-surprises billing policy, meaning we always work within your budget and pre-approve any additional expenses. The housing authorization form provides the information we need to work within your budget.

Why should I choose Temporary Accommodations?
We are by far, the fastest service at locating and placing your policyholder in temporary furnished housing. The quicker we are, the less it costs you in terms of hotel stays and meals, which also benefits the homeowner by not depleting their ALE fund unnecessarily. Plus, it’s less stressful and traumatic if the policyholder is able to move into a comfortable furnished unit that will provide as many of the comforts of home.

How do you handle utilities?
Most of our clients prefer to have the policyholder manage their own utilities and turn in receipts, where applicable. Some adjusters prefer one bill; in those cases, we estimate the utilities and include that in the monthly rent amount. (Overages are rare and are billed separately.)

How do you handle security deposits?
We have three ways we can handle security deposits:
1) Charge the policyholder and return it to the policyholder.
2) Some insurance companies choose to advance the deposit to Temporary Accommodations from the policyholder’s content (or alternate) account and have us return the deposit to the policyholder.
3) Bill the insurance company and return to the insurance company.
In all cases, the policyholder is responsible for all damages to both furnishings and the unit.
Note: All applicable deposits are returned within 45 days of move out pending no damages.

Do you have separate deposits for furniture?
Yes. We ensure the best quality of furniture to the policyholder that our vendors provide. We charge a security deposit to maintain that same quality is returned minus normal wear and tear.

How do you bill?
We have a “no-surprises” billing policy, meaning we always work within your budget and pre-approve any additional expenses. Our standard billing arrangement is to bill the initial lease term in advance; subsequent months are billed month-to-month, in advance. If our current procedures don’t suit your needs, please let us know. We’re usually able to accommodate most requests.

What does the temporary housing come with?
All our units are fully furnished with everything from furniture to linens, kitchen accessories, a 25” television, and in most cases, a washer and dryer! The only thing your client will need to bring is their toothbrush, food and any personal items.
We have many different furniture and housewares packages to suit your budget and the family’s needs.

Can the policyholder have additional items such as a television for the master bedroom?
Yes, as long as the insurance company approves it.

Can the policyholder bring their family pet?
Yes! In most cases, we’re able to find housing that allows family pets, except in the case of vicious breeds (such as Rottweilers, Chows, and Pit Bulls).
